About Our Program:
The Reserve at Lynnwood provides rent-restricted housing for residents whose income does not exceed the maximum allowable income for their household size.
The total annual income must be at or below the following income limits depending on the number of occupants in the household*.

Qualifying for our community:
There are two parts of the application and qualification process that must be completed before approval for move-in:
- Screening application
- Income/asset verification for program eligibility
Screening application: The screening application includes a credit, criminal, and landlord reference check. A screening fee of $39.50 per household member age 18 and above will be due at the time of application and is non-refundable. Please review our screening criteria before submitting your application.
Income verification and eligibility: After the screening application is approved, all applicants will need to complete the REA questionnaire and eligibility forms. This step ensures that the household income does not exceed the maximum allowable limit. All household members must income qualify at move-in and provide documentation such as government-issued ID, student status, and income records.
Most households comprised entirely of full-time students will not qualify, though some exceptions may apply. All households are encouraged to apply and inquire about student rule exceptions.
All sources of current and anticipated annual income for the 12 months after move-in must be verified by our compliance department. This department is responsible for certifying eligibility and ensuring compliance with income limits at move-in, as well as annual re-certification.
